Survey

Our surveys - York area

We provide residential surveys to meet your needs. We promise to provide detailed, jargon explained surveys with a smile, and to your highest level of satisfaction.

Survey Preparation

Before we visit the property, we build a understanding of the area, property and your requirements.

This includes looking at flood maps, boundaries, planning, gas safe registers and many more.

Knowing your aspirations for the property, such as extensions or carbon reduction, help us prepare for the survey and report back to you our findings.

Before Kevin sets foot in the property, he will have a very good understanding of the construction, history and your future plans for the property.

Surveyor On-Site

With the comprehensive survey preparation, the foundations are set for a very detailed and through on-site survey.

Laser measures and digital damp meters help with the measuring and analysis of the property, but the experience of the surveyor, looking, smelling and listening for symptoms of things you will want to know, remain the core of the survey. Not all surveys are for house purchase, but for those that are, other than the estate agent, the surveyor is likely to be the only professional that visits the property; so it is essential there is time for the surveyor to do a full and thorough on-site inspection.

Home Buyer / Building Survey Report

We consider the Survey Report to have three parts:

  1. On the day of the survey, a quick call to you with a short precis of the key findings. This is designed to help manage what can be sometimes a stressful and time critical period while you are waiting for the full report.
  2. The written report. This is where we aim to capture the past, present and future, what needs attention now and how it all fits with your aspirations. It is an ideal time to include thoughts regarding energy efficiency and reducing carbon emissions. We avoid saying the report will be jargon free, instead we prefer an approach of jargon explained! Where technical terms are used we seek to include diagrams to help explain.
  3. Post report appointment. We expect clients will need some further professional guidance and therefore we build into our service a post report appointment, normally at the clients home, but can be at our office or by zoom or teams.

Before you leave, prevention is better than cure, so please view our 'If only someone had told me!' page.
